Overview: The Lease Administrator will manage a variety of tasks related to lease management, billing, and compliance. They will be responsible for performing lease abstracting, entering tenant billing and payment data, and managing lease term details using the Siterra Lease Administration application. Key responsibilities include monitoring lease commencements, preparing notice letters, overseeing tenant terminations and expirations, ensuring insurance compliance, and tracking rental adjustments. The Lease Administrator will also handle reporting, verify monthly billing variances, and assist with special projects as needed. The role demands high attention to detail, excellent communication skills, and the ability to juggle multiple priorities.
Essential Functions:
- Perform comprehensive lease abstracting, including the entry of tenant billing and payments to underlying ground owners.
- Accurately input specific lease terms into Siterra Lease Administration application.
- Monitor and follow up on lease commencements.
- Prepare commencement letters and related packages for tenants.
- Oversee and track the following:
- Tenant terminations
- Tenant term and final expirations
- Tenant insurance compliance
- Rental adjustments, including clawbacks, abatements, and other changes
- Draft and prepare various notice letters.
- Prepare one-time adjustment forms as required.
- Conduct reporting and verify monthly billing variances.
- Assist with special projects, as needed.
- Perform additional duties as assigned.
Required skills and qualifications:
- A minimum of five (5) years of experience in Lease Administration.
- In-depth knowledge of legal terms, including but not limited to lease terms, assignments, and rental provisions.
- Proficiency in Microsoft Office Suite.
- Exceptional attention to detail and a commitment to accuracy.
- Excellent verbal and written communication skills.
- Demonstrated ability to manage multiple tasks simultaneously while effectively prioritizing responsibilities.
Preferred skills and qualifications:
- Bachelor’s Degree, or a combination of relevant education and professional experience.
- Proven experience in the telecommunications industry, particularly in tower operations or related sectors.
- Hands-on experience with Siterra or similar lease management software.
